About Us

About Charleston Roofs and Windows on Kiawah Island

Charleston Roofs and Windows is a locally owned roofing, window, siding and gutter company that has worked on Lowcountry homes since January 2012, and Kiawah Island is part of our regular route.

We are the roofing company in Charleston that island homeowners call when they want one accountable team instead of a string of subcontractors.

Our office is in Ladson, roughly 40 miles and about an hour from the Kiawah main gate depending on I-526 and Main Road traffic. From downtown Charleston, the island is less than 25 miles away.

Everyday Roofing on Kiawah Island

Most of our Kiawah work is everyday roofing: a drip over a guest suite after a sideways rain, a vent boot cracked by sun and salt, or flashing that has started to rust around a chimney chase.

We trace the leak, file the ARB repair permit, and fix it. A roof that is truly done gets a written replacement quote.

Storm Roofing on Kiawah Island

The other half is storm roofing. Kiawah faces the open Atlantic, and tropical storms, nor'easters and even tornadoes have crossed the island in the last few years.

When wind lifts shingles or peels a ridge, our crews tarp the opening, photograph the damage, and restore the roof under one project manager.

Hiring a Roofer

The Truth About Hiring a Roofer on Kiawah Island (And How Charleston Roofs and Windows Handles It)

Hiring a roofer for a Kiawah Island home is harder than hiring one in town, because the island adds approvals, gates and distance to every job.

A contractor who has never worked under Designing with Nature can order the wrong shingle. And if you live in another state, you may never see the roof until something goes wrong.

The image represents honest roofing service on Kiawah Island SC, where approvals, gate access and absentee ownership make the choice of roofer more important than on the mainland, and a named W2 project manager keeps owners informed from start to finish.

Common Issues

The Problems Kiawah Island Homeowners Run Into

01

Work That Starts Before the ARB Approves It

The ARB's Designing with Nature guidelines say no reroofing that affects the exterior appearance may happen without prior ARB approval, and an ARB permit must be issued before material delivery. Skipping it risks fines and deposit forfeiture.

How Charleston Roofs and Windows Solves It

We prepare the scope of work with the brand, product line and color of your roof, sign the deposit agreement with you, and file the permit online. No materials go on the island until the approval is in hand.

02

Owners Who Live Out of Town

Kiawah has about 3,865 housing units but only about 1,211 households (Census ACS 2024 5-year), so most homes are second homes or rentals. Owners often manage a roof project from hundreds of miles away.

How Charleston Roofs and Windows Solves It

Your W2 project manager photographs the roof before, during and after the work, and keeps you or your property manager in the loop on every step.

"I was communicating long distance on her behalf so he not only kept me in the loop but was patient with my mom."

Ann Brolliar, 5 stars, Google (read this review on Google)
03

Gate Logistics That Eat Into Install Day

Every commercial business a member hires needs a KICA gate pass. A crew that shows up without one loses the morning at the main gate, and homes in Vanderhorst or Ocean Park sit behind a second set of gates.

How Charleston Roofs and Windows Solves It

We build the gate pass into scheduling, confirm your address and community gate ahead of time, and stage the dumpster and materials so the crew can start as soon as it clears security.

"Eric was on time and very professional. He explained in detail the issue and gave us a more than fair quote. He worked around the weather to get the materials and job done quickly. Great quality work and provided pictures of everything."

Jay Stinson, 5 stars, Google (read this review on Google)
04

Villa Roofs That Need a Regime Vote First

Villas, cottages and townhomes in places like Shipwatch, Seascape or the Turtle Point villas share a roof with the neighbors. The ARB wants written approval from the regime or association board before it reviews the work.

How Charleston Roofs and Windows Solves It

We give your regime manager a written inspection and scope they can take to the board, then file with the ARB once the board signs off.

What You Need

What You Actually Need From a Kiawah Island Roofer

ARB experience.

A roofer who knows the materials list, the Value Finder and the deposit rules.

A Town of Kiawah Island permit.

Pulled by a contractor registered with the Town.

Gate planning.

Passes arranged before install day, not at the gate.

Coastal installs.

Fasteners, flashing and underlayment chosen for salt air and ocean wind.

One accountable person.

A W2 project manager, not a subcontractor foreman.

Weather and Storms

Kiawah Island Weather and Storms, and How Charleston Roofs and Windows Builds Against Them

Kiawah Island takes the Atlantic head on, with about 10 miles of beach facing open water and no barrier between the ocean and the first row of roofs.

Recent Storms That Hit Kiawah Island Roofs

Date Storm What Kiawah Island Saw
Oct 10 to 11, 2025 Nor'easter Charleston Harbor peaked at 8.46 feet, major flood stage for the coast
Jul 4 to 6, 2025 Tropical Storm Chantal Gusts near 47 mph at the Charleston tide gauge
Sep 26 to 27, 2024 Hurricane Helene 66 mph gust at nearby Folly Beach, two tornadoes on neighboring Wadmalaw Island
Aug 5, 2024 Tropical Storm Debby NWS-confirmed EF0 tornado on Kiawah, 85 mph peak winds, Surfsong Road across Turtle Point to Governors Drive
Aug 30, 2023 Tropical Storm Idalia Gusts topped 53 mph on the island, tide over 7 feet plus 2.35 feet of surge, roads closed
Sep 30, 2022 Hurricane Ian 50 mph gust at The Timbers Kiawah, 4.16 inches of rain, several trees down
Oct 8, 2016 Hurricane Matthew Most beach boardwalks destroyed or seriously damaged, downed trees island-wide
Sep 22, 1989 Hurricane Hugo Category 4 landfall at Sullivan's Island, 11.9 foot storm tide at Folly Beach

What Each Kiawah Island Threat Does to a Roof

Dark storm bands rolling in off the Atlantic over the Kiawah Island beach and dunes, with wind-bent maritime forest and a row of oceanfront homes, while a Charleston Roofs and Windows crew secures an emergency tarp on a lifted section of roof. The image represents the ocean wind, salt spray, tidal flooding and tornadoes that wear down Kiawah roofs, including the Tropical Storm Debby tornado that crossed Turtle Point in 2024.
  • Oceanfront Wind

Ocean wind hits the first row of homes with nothing to slow it down. It lifts shingle edges, breaks seal strips, and pries at ridge and hip caps first, especially on tall, raised homes.
  • Tornadoes From Tropical Rain Bands

Debby's 2024 tornado came ashore near Surfsong Road and snapped trees on Doral Open Road and Governors Drive. Short-lived tornadoes like that can tear a roof with little warning.
  • Salt Spray and Corrosion

Salt air corrodes exposed fasteners, drip edge and metal flashing, and rust streaks show up first around vents and chimney chases. Near the ocean, stainless or coated fasteners and the right metal matter.
  • Live Oak Limbs and Maritime Forest

The ARB wants homes nestled into the tree canopy. That shade keeps homes cool, but limbs scrape shingles, drop debris into valleys, and feed moss and algae on north-facing slopes.

How Charleston Roofs and Windows Builds Kiawah Roofs for the Coast

  • Wind-rated installs. Correct nail patterns and sealed starter and ridge courses.
  • Code-compliant underlayment. Wind-design underlayment under the 2021 IRC the Town has adopted.
  • Coastal metal choices. Flashing, drip edge and fasteners matched to salt exposure.
  • Algae-resistant shingles. Atlas Scotchgard Protector architectural shingles, matched to the ARB's shake-style rule.
  • Fast storm response. Tarping when a storm opens your roof, with photos sent to you.

"Quick to respond and top notch workmanship on our recent storm damage."

Permits, ARB and Gates

Kiawah Island Permits, ARB Approval and Gate Access: What Charleston Roofs and Windows Handles

A Kiawah Island roof replacement runs through three gatekeepers: the Kiawah Architectural Review Board, the Town of Kiawah Island Building Services department, and the KICA security gates. Charleston Roofs and Windows handles all three as part of your project.

Step One: Kiawah Architectural Review Board Approval

The ARB says any exterior work on a home needs ARB approval and a permit before work starts. Its Designing with Nature guidelines sort roof work into categories.

Roof Repair Versus Roof Replacement Under the ARB

  • Roof repairs are maintenance. Repairs that match existing conditions are typically approved.
  • Whole-building roof replacement is an improvement. It gets a fuller review.
  • Changing the roof material or look goes through improvement review, even after a storm.

ARB Review Fees and Deposits for Single-Family Homes

  • Maintenance
Example Roof Work Roof repair to match existing
    Review Fee $200
    Construction Deposit $1,000
  • Improvement, single item
    Example Roof Work Whole-roof replacement
    Review Fee $500
    Construction Deposit $2,500
  • Improvement, multi-item
Example Roof Work Roof plus windows or siding
    Review Fee $1,000
    Construction Deposit $5,000

The deposit is refunded after the ARB's final inspection, which the ARB says typically takes about two weeks to process. Maintenance reviews typically finish in 1 to 2 weeks.

What the ARB Checks on a Roof
  • Material. Wood shake, fiberglass shingle in an architectural shake style, slate, tile or standing seam metal.
  • Brand, product line and color. Listed on the scope of work.
  • Vents and roof penetrations. Painted to match the roof and kept off the front elevation.
  • Skylights. Rarely approved, and tinted when they are.
  • Existing problems. The ARB may require nonconforming conditions to be corrected with the new work.
After a Storm

The ARB's disaster guidelines let owners restore a damaged roof to its previous condition with the deposit agreement form and no fee or deposit, as long as nothing changes. A different material or color goes through improvement review.

Step Two: The Town of Kiawah Island Building Permit

  • Who issues it. Town of Kiawah Island Building Services, 4475 Betsy Kerrison Parkway, 843-768-9166.
  • How it is filed. Online through the Town's Citizenserve portal, where inspections are scheduled too.
  • Codes. The 2021 International Residential and Building Codes as adopted in South Carolina.
  • Fees. Based on construction value, with a $75 minimum and plan review at half the permit fee.
  • Contractor registration. Contractors register with the Town and hold a Town business license.
  • Flood zones. The Town manages the floodplain, including V-zone and LIMWA certificates for oceanfront lots.

The Town has not posted a design wind speed for the island on its building page, so we confirm the wind design requirements for your address with Building Services before ordering materials.

Step Three: Gate Access for the Crew

  • Every contractor needs a pass. KICA requires a one-day gate pass (from $20) or an annual decal (from $280).
  • Where passes come from. The KICA Pass Office at the Beachwalker Center, Monday to Friday, 7 a.m. to 3:30 p.m.
  • Second gates. Vanderhorst and Ocean Park sit behind their own gates.

How Charleston Roofs and Windows Handles It

Your project manager files with the ARB, pulls the Town permit, schedules inspections and plans gate access. You approve the material and color; we handle the rest.

Yes. Building permits and inspections run through Town of Kiawah Island Building Services on its Citizenserve portal, separate from the ARB. Charleston Roofs and Windows pulls the permit and schedules the inspections.
