About Charleston Roofs and Windows, the Roofer That Makes the Drive to Wadmalaw Island
Charleston Roofs and Windows is a locally owned roofing, window, siding and gutter company that has worked on Lowcountry homes since January 2012. We are the roofing company in Charleston that also keeps crews moving out to the sea islands.
Our office is in Ladson, roughly 35 miles and about an hour from most Wadmalaw driveways. Wadmalaw sits about 15 miles from downtown Charleston by way of Johns Island and Maybank Highway.
Plenty of roofers skip the island because the drive eats half a day. We schedule Wadmalaw jobs so the crew arrives early and finishes without racing across town.
Everyday Roofing on Wadmalaw Island
Most of what we do here is everyday roofing. A pipe boot cracks on a 20-year-old shingle roof, a limb drops on a porch, or a leak shows up around a chimney on an old farmhouse.
We find the source from the attic and the roof, quote a roof repair when a repair will hold, and quote a roof replacement only when the roof is truly worn out.
"Jesse came out to inspect a leak I had in my roof. He was very thorough providing details into the root cause of the leak and the repair performed."
Storm Roofing on Wadmalaw Island
The other half is storm roofing. Wind, hail and hurricane bands cross the island with open fields and wide marsh on every side, so there is little to slow a gust before it hits your roof edge.
When a storm opens your roof, we tarp it, document the damage you can't see from the yard, and restore the roof, siding, windows and gutters under one project manager. See storm damage repair.

The Truth About Hiring a Roofer on Wadmalaw Island (And How Charleston Roofs and Windows Handles It)
Hiring a roofer on Wadmalaw Island is harder than hiring one in town, mostly because of the drive. Some companies won't schedule this far out. Others show up once, quote from the driveway, and never come back for the small stuff.
"Garrett came out to inspect our roof after the original roofing company would not return calls . He gave us an honest opinion that minimal work would need to be required in a small section."

The Problems Wadmalaw Island Homeowners Run Into
Roofers Who Won't Come Out for a Small Job
A $500 flashing repair at the end of Bears Bluff Road is not worth an hour's drive to a lot of contractors. So the small leak waits, and a slow drip turns into soft decking and stained ceilings.
How Charleston Roofs and Windows Solves It
We book Wadmalaw repairs and inspections the same way we book a job in Ladson. If the roof only needs a repair, you get a repair price, not a pitch for a new roof to justify the trip.
"Garrett came out to inspect our roof after the original roofing company would not return calls . He gave us an honest opinion that minimal work would need to be required in a small section."
Live Oaks and Pines Hanging Over the Roof
Wadmalaw homes sit under some of the biggest trees in the county. Limbs scrape shingles, shade keeps roofs damp, and leaves pack valleys and gutters until water backs up under the shingle edge.
How Charleston Roofs and Windows Solves It
Your inspection manager checks every valley, the gutters and the decking under heavy shade. We recommend algae-resistant Atlas Scotchgard Protector shingles and seamless gutters sized for the debris load.
● Why We Check the Attic on Shaded Roofs
Moss and moisture under deep shade can rot decking long before shingles look bad from the ground. The attic shows it first.
Older Farmhouses and Mixed Roof Types
Many island homes have been added onto over decades. A metal main roof, a shingle addition and a low-slope porch can all meet in one place, and that joint is where leaks start.
How Charleston Roofs and Windows Solves It
We work on shingle, metal and flat roofs, so one crew can repair or replace every section and flash the transitions correctly instead of passing the problem to another trade.
Storm Chasers After Every Hurricane
After Hurricane Helene in 2024, two confirmed tornadoes crossed Wadmalaw. Storms like that bring door-knockers with out-of-state plates who are gone before the first warranty question.
How Charleston Roofs and Windows Solves It
Charleston Roofs and Windows has worked from a permanent office in Ladson since 2012, with 680 Google reviews you can read today. We'll be here after the next storm, and so will your warranty.

Wadmalaw Island Weather and Storms, and How Charleston Roofs and Windows Builds Against Them
Wadmalaw Island takes storms from the open water and the open fields at the same time. The island is bordered by the Wadmalaw Sound, the Bohicket River and the Intracoastal Waterway, with farmland and marsh in between.

The Two Helene Tornadoes on Wadmalaw Island
The National Weather Service surveyed two tornadoes on Wadmalaw in the early morning of September 27, 2024.
The EF0 Near Bentz Road
An EF0 with winds near 80 mph tracked about two miles from the marsh south of Bentz Road toward Bears Bluff Road. Large trees were uprooted along Bentz Road, and trees came down near St. Johns Fire Station 3 and New Bethlehem Baptist Church.
The EF1 Near Leadenwah Drive
About half an hour later, an EF1 with winds near 90 mph moved north from west of Rockville. It downed trees on Brigger Hill and McCants roads and snapped hardwoods on Leadenwah Drive and Allendale Plantation Road.
What That Means for Your Roof
Most roof damage on Wadmalaw comes from trees, not just wind. A single oak limb can crack rafters and punch through decking, which is why we check framing, not just shingles, after a storm.
Other Threats Specific to Wadmalaw Island
- Live oak and pine limbs. The leading cause of storm damage on wooded island lots.
- Open-field and marsh wind. Little shelter means roof edges, ridges and metal panels see full gusts.
- Salt air near the water. Homes on the Bohicket, Leadenwah Creek and the Wadmalaw Sound see faster fastener and flashing corrosion.
- Shade and humidity. Algae and moss hold moisture against shingles under heavy canopy.
How Charleston Roofs and Windows Builds Roofs for Wadmalaw Island
- Wind-rated installs. Correct nail patterns and sealed starter and ridge courses on every roof.
- Code-compliant underlayment. Underlayment installed to the 2021 IRC as adopted in South Carolina.
- Coastal metal and fastener choices matched to how close the house sits to salt water.
- Algae-resistant shingles for shaded lots under oaks and pines.
Wadmalaw Island Permits, Codes and Rockville Design Review , and How Charleston Roofs and Windows Handles Them

Charleston County Re-Roof Basics
- Codes in force. South Carolina adopted the 2021 International Residential Code with state modifications, effective January 1, 2023.
- Wind design. Homes follow the South Carolina Building Codes Council wind maps, and local officials cannot exceed those values.
- Underlayment. The county publishes a Roof Underlayment Form for the 2021 code, so underlayment is part of what gets checked.
- Licensed contractor. Roofing contractors need a South Carolina license to pull the permit.
Rockville's Design and Review Board
The Town of Rockville is about 1.5 square miles on the north bank of the Bohicket River, with a historic district of antebellum homes and live oaks. The town asks owners to contact its DRB before changing a home's outward appearance.
